In 2019, prior to the Makita U.S.A. build to suit, our team provided land planning services for a new industrial park on an 81-acre parcel of land along Falcon Parkway in Flowery Branch, Georgia.
Subsequently, our team provided both civil engineering and landscape architecture services for the new 656,000 s.f. Makita U.S.A. headquarters located on the site. The new distribution and warehouse facility also includes 70,000 s.f. of administrative space, featuring a service center and training facility.
Due to the size of the proposed facility, a Development of Regional Impact (DRI) and local Rezoning were required to approve the size of construction and land use with the local jurisdiction. Also, to provide sanitary sewer service to the site, a new lift station and force main were installed on site that ties directly into the Flowery Branch municipal sewer system.
Additionally, the buildout included pad grading for a future expansion of up to 192,000 s.f., as well as a 100,000 s.f. outdoor training space for demonstrations and showcases of Makita products, designed by our landscape architects. Features within this training area offer a playground for outdoor tool usage. Visitors will find multiple types of turf for lawn mowers, hedgerows for trimmers, pits for blowers, beds for tillers and augers, an obstacle course for wheelbarrows and much more for all types of Makita landscape equipment.
