As Permitted Q3 2016 – New Student Housing Opens this Fall

In August the Eberly & Associates multi-family housing team celebrated with the Owners, Developers, Architects, Engineers and Contractors the Grand Opening of almost 2000 student housing beds for Georgia State University and University of North Georgia.
The Commons Residence Hall at University of North Georgia Opened in July. Piedmont Central Student Residence and 200 Edgewood, a privately developed apartment community, both opened in August.
These complex projects were all completed within an approximately 20-month design and construction schedule. In December 2014, before these current freshmen had started their college applications, our team was completing the early site package. An early site package includes concept drawings, stormwater management plans, construction documents that allows the Civil Engineering team to submit for a site disturbance permit while the remainder of the design team finalizes the Architectural, MEP and Structural design documents.
With the site permitting process taking up to 16 weeks, the early site package allows the permitting and site development work to begin up to 8 weeks earlier than the traditional process of waiting until all of disciplines complete their design package then submitting for the land disturbance permits.
As the design evolves the civil engineering team updates the site design with details of the project while verifying the validity of initial assumptions. This ensures well coordinated Civil documents with Architectural, MEP, Structural and Landscape Architectural designs.
As construction progresses the Civil Engineering team remains involved working closely with the Contractor to ensure the construction process stays coordinated with the documents.
The Commons Residence Hall, University of North Georgia, Dahlonega
The Commons was developed as part of the University System of Georgia’s first Public Private Partnership with Corvias Campus Living. The 2-building community is located in the heart of the campus and across from the dining hall. The suite style apartments will accommodate 536 stduents who have access to laundry, a lounge and kitchen on each floor.
Eberly & Associates is also providing Civil Engineering and Landscape Architecture services for the new Design/Build Parking Deck that will offer parking for the growing student population.
200 Edgewood
Located in downtown Atlanta near Georgia State University and Grady Memorial Hospital, 200 Edgewood is another housing community available for GSU students that opened this fall. The new 7-story luxury community incorporates parking on the first 2 levels and a 5,500 s.f. lushly landscaped rooftop plaza designed for large and small group gatherings. In addition to outdoor amenities, the community offers amenities designed for students such as 24-hour computer and study lounges on each floor.
The integrated Engineering and Landscape team designed the on-structure plaza to accommodate the City’s Green Infrastructure requirements by using planters to provide stormwater retention volume.
Piedmont Central, Georgia State University
Piedmont Central was also developed under the USG’s P3 Partnership with Corvias Campus Living to accommodate up to  1,000 first-year students at GSU’s Downtown campus. The interior is designed to encourage social interaction among students with many different community spaces including an exterior landscaped courtyard. The new community is located along the John Wesley Dobbs student housing corridor that features One 12 Courtland and the University Commons, and 200 Edgewood. All Eberly & Associates projects.

The compact 1.3 acre site challenged the Site Engineering team who incorporated aesthetic enhanced swales to provide retention and infiltration and a proprietary water quality device to meet stormwater requirements.
