As Permitted Q4 2016 – Midtown Atlanta

Midtown Atlanta was recently named one of the 2016 Great Neighborhoods by the American Planning Association, because of the “historically significant places, proactive planning and community building and arts scene.” The 3.8 square miles of Midtown is one of the most active construction areas in Metro-Atlanta. Since the adoption of the Midtown Alliances “Blueprint Midtown” master plan in 2000, the area has attracted close to $5 billion in private investment. Eberly & Associates current Midtown projects are a reflection of the diversity of projects that are supporting Midtown’s resurgence.

The unique nature of Midtown Atlanta that has created the thriving development climate creates site engineering challenges. Small urban sites with aging infrastructure and stringent City of Atlanta and Midtown Alliance requirements regularly challenge our most  experienced City of Atlanta engineering and landscape architecture team. This team routinely designs 1-5 acre urban sites incorporating unique stormwater management techniques, addressing stringent parking requirements often with common parking arrangements, locate utilities and appurtenances to support pedestrian friendly and aesthetic street frontage.

Our current Midtown projects include:

Recently announced, 1105 West Peachtree will rise 32-stories above West Peachtree, between 13th and 12th Streets, on a 3.5 acres site. The mixed-use project will include 770,000 s.f. of office space, 137,000 s.f. residential, and a 144,000 s.f. boutique hotel. A pedestrian walkway along the eastside is designed to support the growing pedestrian friendly environment.

On December 14th construction started on 725 Ponce a new mixed -use development adjacent to Ponce City Market. The development on 5.5 acre site is along the Beltline Eastside Trail and features a 50,000 s.f. new concept Kroger grocery store and a 350,000 s.f. office building.

Currently in the design phase is Juniper & 5th, a new mid-rise apartment community Located on a 1.8 acre site between 4th and 5th, this new community will have 158 apartments with podium parking for the residents.

1470 Spring will offer new, state of the art student housing to SCAD Atlanta students. The new 6-story, 500 bed dormitory will be constructed in 2 phases. The dormitory will include a cafeteria, student services, a fitness center and outdoor pool and parking for 100 cars.

North Avenue Presbyterian Church is undergoing an interior renovation and addition of new spaces, most notably the addition of a new Hospitality Hall that will be used as reception space and a circulation spine. The site engineering team provided careful coordination with utilities, GDOT and PID requirements. This team worked closely with our in-house Landscape Architects to design new landscape and hardscape elements to achieve the project stormwater goals. Other new landscape features include new plantings to showcase the Church’s presence at the corner of North Avenue and Peachtree Street.

Modera Midtown hosted a topping out in early December. New residents could soon be moving into the new 29 story, 435 unit luxury, apartment community. The 1.9 acre site is across from the NCR Headquarters and walking distance to MARTA and Georgia Tech. Amenities include 2-outdoor swimming pools, club rooms, a gym and a roof-top dog park.
